One year after the Johor-Singapore Special Economic Zone (JS-SEZ) was formalised by both governments, investor activity is gathering pace.
Since January 2024, Singapore-based companies have committed more than S$5.5 billion in capital to projects in the zone. Meanwhile, Malaysia has announced fast-tracked licences for sectors such as logistics, digital economy, manufacturing and health – along with a suite of incentives for local and foreign investors.
Tapping into this momentum is Eco Business Park 8, a new integrated industrial park by Permodalan Darul Ta’zim, EcoWorld Development Group and SD Guthrie. Announced in November 2025, the 935-acre (378-hectare) freehold site in Kulai-Sedenak sits within one of seven JS-SEZ flagship zones earmarked by the Johor state government for advanced manufacturing and technology-led industries.
PART OF A GROWING HIGH-TECH ECOSYSTEM
Eco Business Park 8 is well placed to support a range of businesses – from data centres and cluster facilities to custom-built factories and commercial hubs – looking to establish operations in Malaysia. Its location offers direct access to Senai International Airport and the North–South Expressway, enabling strong regional connectivity.
Just across Eco Business Park 8 is Quantum Edge, EcoWorld’s digital infrastructure cluster, home to global firms such as Microsoft Payments (Malaysia) and Princeton Digital Group (PDG). The two developments are designed to work together, reflecting EcoWorld’s dual industrial strategy: one supporting manufacturers and small- and medium-size enterprises (SMEs), the other tailored for hyperscale data centres and high-tech operators with specialised needs.
“By integrating our Quantum pillar directly into the business park, we’re creating a self-sustaining ecosystem that connects physical operations to digital infrastructure – from factory floor to cloud core,” said Mr Phan Yan Chan, chief development officer at Eco South and Eco Business Park. “This allows companies at different stages along the value chain to operate in close proximity, improving efficiency and connectivity across the Johor-Singapore economic corridor.”
He added that the wider region is rapidly emerging as a high-tech hub, driven by national efforts to attract industries such as electrical and electronics (E&E) manufacturing, biotechnology, smart logistics and AI-related sectors.
BUILT ON EXPERIENCE, DESIGNED FOR BUSINESS NEEDS
EcoWorld’s track record spans over 27 developments in Johor, Klang Valley, Penang and Negeri Sembilan, covering townships, commercial projects and industrial parks such as Eco Business Parks 1, 2, 3, 5 and 7, as well as Quantum Edge and Quantum Alpha. Its client base includes multinational firms such as Pearl Computing, Haitian and Deye – alongside previously announced tenants like Microsoft Payments (Malaysia) and PDG.
That experience has given EcoWorld a clear sense of what clients need. Said Mr Phan: “Companies entering new markets typically look for three things: regulatory clarity, operational readiness and speed to market. With Eco Business Park 8, we’ve planned around all three, giving businesses greater confidence and a smoother setup.”
To support this, EcoWorld offers a one-stop project management model that streamlines compliance, licensing and development coordination – particularly helpful for international firms entering Malaysia for the first time. Its parks are equipped to serve a wide spectrum of industries, including the AI and quantum computing supply chain, biotechnology and pharmaceuticals, advanced E&E, food tech, smart logistics, and commercial and service-based businesses. It also works closely with platforms like Invest Malaysia Facilitation Centre and the Johor Super Lane fast-track framework to reduce approval timelines and accelerate market entry.
RAISING THE BAR FOR INDUSTRIAL PARKS
Eco Business Parks are designed to support companies at every stage of growth.
EcoWorld has moved beyond land-only development to deliver modern, structured environments that support long-term operations. Features introduced in earlier parks – such as gated security, coordinated layouts and on-site property teams – will be part of Eco Business Park 8’s model.
The park offers a flexible mix of units, including cluster, detached and semi-detached factories, built-to-suit facilities, industrial land and a commercial hub. This variety supports phased expansion for businesses, whether for SMEs starting out or large operators with specialised requirements.
“Our ambition is to establish Eco Business Park 8 as a core industrial anchor in Johor’s high-tech and digital economy corridor,” said Mr Phan. “We’re focused on creating a balanced ecosystem where advanced industries and service providers can establish, operate and scale – all within one development – while contributing to Johor’s emergence as a competitive regional hub.”
